Encapsulating a damp crawl space in Woodbridge, Ontario
Challenge
This home in Woodbridge, Ontario had a badly insulated crawl space: Homeowners were experiencing persistent issues with excess moisture, cold drafts, and unpleasant odors spreading from there. The crawl space had visible signs of moisture accumulation, with efflorescence visible on the walls.
Solution
A multi-step solution was suggested for moisture management and crawl space encapsulation. The key elements of this solution included the installation of CleanSpace drainage matting and vapor barrier, SilverGlo, and SaniDry Sedona dehumidifier.
- CleanSpace Encapsulation System: Within the crawl space, moisture was coming up from the ground and condensing due to a lack of proper insulation. To address this, we implemented our CleanSpace encapsulation system: At first, the drainage matting was put across the crawl space floor. This specially designed membrane creates a channel for water to flow underneath the vapor barrier, directing it to the discharge lines. After the drainage matting was in place, we installed above it the CleanSpace Vapor Barrier. This highly durable membrane prevents moisture from rising up from the soil. By fully encapsulating the crawl space with the CleanSpace system, we created a controlled environment that stops moisture infiltration, and thus reduces mold risk.
